A New Railroad and a 3,314-Acre Industrial Park Are Coming to Laredo. Here's What It Means for Homeowners.

Big news just cleared its final hurdle, and most people in Laredo haven't heard about it yet. Kraus Development and Ironhorse Resources received authorization from the U.S. Surface Transportation Board to build a 2.6-mile short-line railroad connecting to a massive new industrial park at I-35 and Highway 255. Construction is set to begin later this year, with rail service expected about a year after that.

What's actually being built

This isn't a small project. The park is planned for more than 40 development sites: warehouses, manufacturing facilities, vehicle distribution centers, and transloading operations, all sitting on over 3,300 acres north of the city. That means construction jobs now and permanent jobs after.

Why this is bigger than trucking

Laredo's two bridges already move somewhere between 14,000 and 18,000 commercial trucks a day. We're the busiest inland port in the country. What we haven't had is a strong rail option at this scale, and that's what changes here. More of the trade money that currently passes through Laredo gets a reason to stay in Laredo.

The part that matters if you own a home, or want to

Workers follow jobs, and jobs follow infrastructure. A project this size at I-35 and 255 means housing demand pushing north over the next few years. If you own in north Laredo, that's long term good news for your equity. If you're thinking about buying, the north side zones on my map above are the ones to watch. Mid-Year Check: What Buying a Home in Laredo Really Looks Like Right Now

We're halfway through 2026, so let's talk honestly about our market. Not the national headlines, not what's happening in Austin or Dallas. Laredo.

The numbers that matter

As of this summer, Zillow puts the typical Laredo home value around $213,000, up about 5.7% from a year ago, and homes here are going under contract in roughly 51 days. Meanwhile the typical home across the United States sits around $370,000. Read that again. A family in Laredo can own a home for a price that wouldn't even get a conversation started in most American cities.

What this means if you're renting

Values in our city have been climbing steadily, not exploding, just steadily. That's actually the healthiest kind of market for a first time buyer. It means the home you buy today has room to grow, and every month you wait, you're paying someone else's mortgage instead of your own. With FHA loans starting around a 580 credit score and 3.5% down, the math is more within reach than most renters believe.

What this means if you're thinking of selling

Homes priced right are moving in under two months. If you've been sitting on a property wondering whether the moment is right, this is a market where prepared sellers are getting real results. The key word is prepared: honest pricing, clean presentation, and a plan.

My honest take

Big News for South Laredo: Lomas del Sur Park Is Getting New Walking Trails

If you live in South Laredo or you've been thinking about buying there, here's some news worth celebrating. The City of Laredo just secured a $750,000 grant from the Texas Parks and Wildlife Commission to expand Lomas del Sur Regional Park.

The expansion will bring new pedestrian walking trails, a bridge, picnic areas, and soccer fields. The centerpiece is a new wetlands pond designed for preservation and environmental education, with signage that teaches visitors about our local ecosystem. The city's goal is to have the new features completed by 2028.

Why this matters if you own a home nearby

Parks are one of those things people underestimate until they have one. Families want somewhere to walk in the evening, kids need fields to play on, and buyers consistently tell me they're looking for neighborhoods where they can be outside together. When a park grows, the neighborhood around it becomes more livable, and more livable neighborhoods hold their value.

South Laredo has been growing fast, and this investment is a sign the city is growing with it. If you already own near Lomas del Sur, this is good news for your long term equity. If you've been thinking about buying in South Laredo, you're looking at an area the city is actively investing in.
