My credit score is under 640. Can I really buy?

Very possibly. FHA loans can work with scores starting around 580, and plenty of our clients started there. If your score needs work, we'll tell you exactly what to focus on and check back in when you're ready. No judgment either way.

How much money do I really need saved?

Plan for a down payment starting around 3.5% of the price, closing costs of roughly 2 to 3%, and about $1,000 in reserves. On a $180,000 home that's often in the $10,000 to $12,000 range total, and seller contributions or assistance programs can bring it down. We'll map your exact number in the first conversation.

Do I need a 20% down payment?

No. That's one of the most expensive myths in real estate. FHA loans start at 3.5% down, and some programs go lower for qualified buyers. Waiting years to save 20% often costs more than buying sooner with less down.
