Buyer guide

Buying your first home in Laredo

You might be closer than you think. This is the whole process in plain language, from credit score to keys in hand.

The path from renting to owning, step by step

Most first-time buyers in Laredo don't fail because of money. They stall because nobody explains the process in plain language. Here is the whole road, the same way I walk my own clients through it.

1. Know your numbers before you look

Everything starts with a free pre-qualification from a lender. It tells you what you can afford, what your monthly payment would look like, and whether your credit needs work first. It costs nothing and does not lock you into anything. Start with my preferred lender here or ask me for a recommendation.

2. Understand your loan options

FHA: the workhorse for first-time buyers. Around 580 credit score, 3.5% down. VA: for veterans and active military, zero down and no monthly mortgage insurance. USDA: zero down for some properties outside city limits. Conventional: usually 620 or higher, and stronger with a bigger down payment. Your lender matches you to the right one; my job is making sure the house fits the loan.

3. Shop with a plan, not just Zillow at midnight

Laredo is a city of zones, and prices change a lot from one to the next. Use the interactive zone map on my homepage to explore area by area, and search live MLS listings when you are ready.

4. Offer, inspect, close

When we find the one, I handle the offer strategy, negotiation, inspections, and deadlines. You will always know what is happening and what comes next. Typical time from contract to keys: 30 to 45 days.

First-time buyer FAQs

What credit score do I need to buy my first home in Laredo?

FHA loans generally start around a 580 credit score with 3.5% down. Some lenders work with lower scores at 10% down. Conventional loans typically want 620 or higher. The only way to know where you stand is a quick pre-qualification with a lender, which is free and does not commit you to anything.

How much do I need for a down payment?

Less than most renters think. FHA requires 3.5% of the purchase price. On a $200,000 Laredo home that is $7,000. VA loans for veterans and USDA loans for some areas outside the city can be zero down. Texas down payment assistance programs can also help cover part of it.

How long does buying a house take in Laredo?

Once you are under contract, closing typically takes 30 to 45 days. Before that, plan a few weeks for pre-approval and house hunting. Homes in Laredo are currently going under contract in roughly 51 days on average, so well-priced homes move.

Do I pay the buyer's agent?

Buyer's agent fees are negotiable and are often paid from the transaction. When we sit down, I explain exactly how my representation works and what it costs before you sign anything. No surprises.
