Why Laredo, honestly

Laredo is a trade town. The port, the bridges, and the warehouse corridor drive the local economy, and that buildout keeps bringing workers who need somewhere to live. That is the case for steady rental demand.

What it is not is a guarantee. A city-level story does not make a specific duplex cash flow. The property either works on its own numbers or it does not, and I would rather show you a deal that fails the math than talk you into one because the city story sounds good.

If a deal only works when vacancy is zero and nothing ever breaks, it does not work.

The property types I see moving here

Duplexes and fourplexes. The core of small multifamily in Laredo. Financing is friendlier than most people expect on two to four units, and one vacancy does not take you to zero income.

Single-family rentals near employment. Proximity to the corridor and to TAMIU changes your tenant pool more than square footage does.

Owner-financed land and homes. Common in this market and genuinely useful when structured correctly. Also the fastest way to get hurt when it is not.

On owner financing. I am not against it. I am against signing one without knowing how title is held, whether the note is recorded, whether there is an underlying lien that can wipe you out, and what the default terms actually say. Bring me the paperwork before you sign, even if you are not working with me on the purchase.

Laredo's economy is anchored to cross-border trade, and the warehouse and logistics buildout along the corridor keeps pulling workers into the city. Steady tenant demand is the reason investors look here. Whether a specific property works depends entirely on its numbers, not on the city's story.

What is owner financing and is it safe?

Owner financing means the seller acts as the bank and you make payments to them instead of a mortgage lender. It is a legitimate tool and it is common on land and some residential deals in this area. It is also where people get hurt when the paperwork is sloppy. What matters is how title is held, whether the note is recorded, whether there is an underlying lien, and what happens if you miss a payment. Never sign one of these without having it reviewed.

Do you work with out-of-town investors?

Yes. A good part of investor interest in Laredo comes from San Antonio, Houston, and the border region. I can walk a property on video, pull rent comps, and give you an honest read on the neighborhood before you spend money on a trip.

What do you need from me to run numbers on a deal?
